The brief: Swithenbank Estate Agents is a bespoke agency specialising in prime property across South Manchester. They needed a partner to handle the full picture - paid ad campaigns to generate high-quality leads, a cohesive brand identity across all touchpoints, and an ongoing social presence that didn't just look good but actually moved properties. All on a lean budget.


The insight: In estate agency marketing, everyone runs the same playbook: Rightmove, Zoopla, and the occasional boosted post. We saw that Swithenbank's real opportunity was direct-to-buyer social, cutting out the portal middleman with content and ads targeted precisely at their audience. For the paid campaigns, we knew that polish wasn't the variable that mattered. Strategic direction and sharp targeting would outperform production value every time. One of the best-performing ads was filmed entirely on an iPhone.


What we did:

Paid ad campaigns. We developed a series of Meta campaigns for Swithenbank, some meticulously planned and others turned around overnight. The campaigns targeted two audiences: individual buyers and property portfolio sellers with assets worth £500K to several million. We optimised creative and targeting relentlessly, proving that smart direction beats big production budgets.

Brand identity. We created a clear visual direction and a full suite of branded materials - flyers, brochures, business cards, investment guides, and sales collateral - giving Swithenbank a unified, premium look across every customer touchpoint. This consistency supported their expansion into a new branch, with the brand instantly recognisable in a fresh market.

Social media management. We built a set of versatile, time-efficient templates and managed the ongoing social presence with a focus on building a trusted community rather than chasing vanity reach. The content was designed to drive genuine buyer interest, and it did.
